    Did you know many of Nashville’s AirBnb’s do not trade on the MLS for regulatory reasons? Further, when you find the property, do you value it with comps like a residential purchase or with a commercial cap rate?

We’ll bring our experience (and our market data!) to assist you along the way so you can focus on the fun parts of the design without worrying about the stressful ones. We do stay in our lane and do not design/actually furnish, but we do consult on this and are happy to manage the designers and install.

    Without proper asset protection, returns don’t even matter.

    It’s no secret the STR community has seen an increase in crime. We mitigate this with the use of strategic lighting, security cameras, and smart locks on all properties. Additionally, every guest has an emergency phone number to immediately reach the Maven staff (unfortunately, if you’ve ever tried to call your AirBnb management company, you know this is not typically the case). This greatly deters criminal activity as well as malicious guests.

    Our guests have rewarded us with a location rating 9.9% better than competition, but equally important, our owners sleep well at night too.

    If your home sleeps 12 guests, how much liability insurance should you have? What is the worst case scenario you should plan for?

    This is an often overlooked area of asset protection. We live in a litigious society and STR properties function more like commercial hotels than residential rentals — they should be insured appropriately with commercial liability coverage and vandalism policies. We aren’t agents ourselves, but we’ll ensure you’re connected with appropriate industry experts.

    Further, each of our stays is insured by $3,000 in accidental damage coverage. This means you never have to worry about buying nice furniture or trying to recover money from a malicious guest.

    Each property is different and each season requires a different strategy for success. We leverage a data-driven approach to maximize visibility and high quality bookings across the various OTAs (or “Online Travel Agencies”).

    Sales & Use Tax, Hotel Occupancy Tax, local Business Tax, OTA channel fees…how do you keep them all straight?

    We collect and remit every reasonable expense we can, reflect this on monthly and annual accounting statements, and transfer your funds monthly via ACH.

    Further, we pride ourselves on having the most transparent financial statements in the industry. Every dollar that goes through your property is reflected on your monthly statement (shockingly, this is not the industry standard).

    The result — in January you receive your 1099 and annual statement to hand to your accountant….stress free.
